Mirada is located just East of I-75 and South of 52 in San Antonio, FL. Close to Wesley Chapel, this area is ever growing with lots of shopping/dining options. Residents are only 35 minutes to Tampa and 1.5 hours from Orlando. 


Yes! You can purchase a lagoon day pass at Metro Lagoons website. Pricing, availability and lagoon hours are subject to change.   


The Mirada subdivision is 2,000 acres and has plans for 5,000 homes amid meandering trails, parks, green space and a 15 acre lagoon. 


Mirada offers single-family homes, townhomes, villas, and homes in the Medley at Mirada Active Adult (55+) section. Builders include D.R. Horton, Lennar, Maronda Homes, Homes by WestBay, and others. Prices range from the high $200s for townhomes to nearly $1 million for estate-style homes, with Active Adult villas starting in the $300s. Floor plans vary from 1,702 to over 3,975 square feet, with 3–6 bedrooms.


 Yes, Mirada is a gated community with a staffed guardhouse, remote access for residents, and call-in access for visitors.


 Medley at Mirada is a 55+ gated enclave within Mirada, offering villas and single-family homes with maintenance-free living (exterior maintenance included in HOA fees). It features exclusive amenities like a private clubhouse, pool, fitness center, pickleball courts, and a lifestyle team coordinating events. Homes range from 1-car to 3-car garages, designed for active adult lifestyles.


Mirada offers top of line amenities. You'll have access not only to the 15 acre man-made lagoon but the sandy beach, kayaks, paddleboards and waterslides. The community also offers residents dog parks, pavilions, tennis/pickleball courts, miles of nature trails, golf cart paths, S'more Central Fire Pits, community grills, ULTAFi technology for high-speed internet, exclusive amenities for Medley at Mirada 55+ and a new Pasco Town Center nearby. 


Homeowner’s Association (HOA) Fees: These cover maintenance of the lagoon, ULTRAFi internet, and other amenities. Exact fees vary and we will confirm them.

Community Development District (CDD) Fees: As part of a master-planned community, Epperson has CDD fees to fund infrastructure and amenities. These are typically included in property taxes and vary by home.

Property Taxes: Pasco County has relatively lower taxes compared to other Tampa Bay areas, but exact amounts depend on the home’s assessed value.

Lagoon Access: Residents receive full lagoon access for their household, with discounts on rentals and activities. Confirm any additional lagoon-related fees with the community management.


Yes, there are rental restrictions that include minimum lease terms, application fees and prohibit short-term rentals. Lease must be for a minimum of 6 months, you cannot lease individual rooms and there is a $50 application fee for all new renters. 


Yes, occupants may maintain no more than 2 dogs and/or 2 cats. Canine breeds designated as high risk or uninsurable by insurance standards shall not be permitted on the property. Animals are to be sheltered inside only. Animals must be kept in a fully fenced area or leashed when outside.  


BayCare has partnered with Mirada to provide easy, accessible, expert care for residents. There is a concierge-level service exclusive to Mirada residents. This includes access via phone or web, giving you referrals to primary care providers or specialists within 24 hours of your request and can also connect you with a provider's office to schedule an appointment.
